CLOSELY following the opening of the new Gedling Access Road, Colliery Way, we’ve brought a prime piece of roadside land suitable for a wide range of commercial uses to market.

The 13.4-acre site is located off Colliery Way, directly opposite a new housing development on which more than 1,000 new homes are being built and adjacent to the popular 580-acre Gedling Country Park. Redeveloping the land will make use of a brownfield site that has been left unused for more than 30 years, last being utilised in 1991.

Additionally, being located on Colliery Way, the new £49m Gedling Access Road that opened last year, the land offers incredible transport and trade links to the surrounding area and central Nottingham. It is estimated that more than 2.75 million consumers are less than 45 minutes away by car.

Our director Scott Osborne who is handling the disposal of the site, said: “This development opportunity is a rare gem that has come to the market. It’s an opportunity for the right buyer to snap up an area that’s surrounded by a wide variety of amenities and has grown in popularity since the opening of the country park in particular.

“Coupled with its vicinity to the new 1,000 home housing development and the new Gedling Access Road it’s situated on, this site offers real potential in a thriving area of Nottinghamshire.

“Outline planning permissions for a variety of uses has also been gained already, including roadside retail, drive-thru food as well as sit down pubs and restaurants, leisure and gymnasium facilities, Industrial and employment operations, and logistics and distribution centres. These permissions give the site a very wide scope of potential and make it an ideal investment.”
