Based in Derby, RVEL is a specialist railway maintenance and engineering company occupying 60,000 sq ft of warehousing. Before taking on the tenancy agreement of a 40,000 sq ft building, RVEL asked Innes England’s surveyors to undertake an inspection and draw up a Schedule of Condition to be appended to the lease. This was designed to help protect their financial position and limit any dilapidations claim that may be imposed in future. Timescales were crucial, as RVEL needed to present the Schedule to their landlord within ten days of signing the lease.

Gaining access at the earliest opportunity, one of our experienced surveyors thoroughly inspected the site, producing a comprehensive schedule for the tenant. As further evidence of the building’s condition, they included several hundred photographs – all referenced to the relevant item in the schedule.
Completing the schedule within the promised timescale, Innes England received extremely positive feedback from RVEL, which now occupies the building.
