Guardian House is a four-storey, multi-tenanted office building in the centre of Lichfield, made up of two flat-roofed wings connected by a central stairwell. (total roof area12,000 sq ft). After receiving repeated call-outs to inspect roof leaks, we acknowledged a need for more detailed investigations and possible upgrades. We were subsequently instructed to carry out an inspection and report on the condition of the roof coverings and internal ceiling structures, giving recommendations for repair.

After carrying out our inspections, we took core samples to identify the exact construction and condition of the roof covering, as well as any insulation. Based on our findings, we specified repairs to the roof covering on one wing and a full replacement of the roof covering on the second wing. We were then asked to specify, tender and project manage the works to completion, which included upgrade of the lightening protection system by a specialist contractor.
Having completed all work on time and within budget, we underwent a full snagging process with our client before issuing insurance-backed warranties. Both tenants and on-site security staff remarked on how little disruption the works had caused, and the office areas directly beneath can now be repaired and marketed. As a result of the works undertaken, the roofs have been upgraded to comply with the latest requirements of the Building Regulations Part L.
