Aviva Life and Pensions owns a property portfolio in the centre of Derby, including a large multi-tenanted office complex. As well as managing the site, Innes England was appointed to provide advice, inspections and reports to ensure legal compliance, and that the client’s interests were protected in the event of dilapidations claims.

Our first task was inspecting the site thoroughly and producing comprehensive fire-risk assessments for all buildings. Our reports include recommendations and budget estimates for a number of improvements, including a platform from which the site can be appropriately managed. We have also completed full measured surveys of the site and produced AutoCAD floor plans. We have also inspected a number of the individual tenants’ offices and produced Terminal Schedules of Dilapidations. This has involved negotiating with tenants’ representatives as necessary and resolving all claims to Aviva’s satisfaction. If a settlement figure was agreed, we specified, tendered, and project-managed the remedial works ready for marketing and occupation.
By holding regular meetings and identifying the most cost-effective options, we developed a good working relationship with the building manager, delivering all reports and drawings on time and budget. We successfully proved our client’s loss in respect of dilapidations and agreed favourable settlement figures, which rendered our services effectively free to Aviva Life and Pensions.
