SPECULATIVE office development is firmly back on the menu in Derby and local firm Quarnmill Construction is leading the way at Bradgate Park View in Chellaston.
In a real statement of intent, the Derbyshire-based developer is to create 7,500 sq ft of high quality ‘Grade A’ modern office accommodation at Bradgate Park View. The site can be accessed off junction 3 of the A50 and is situated on the doorstep of Infinity Park – Derby’s new 250-acre hi-tech engineering and advanced manufacturing park which promises to be the city’s home of innovation.
Graham Prime, managing director at Quarnmill Construction, said: “Building on the success of phase one, we have taken the decision to press on with construction of phase two and we are currently on programme to complete by Easter 2016.
“The company was established in 1999 and we have built a strong reputation for delivering high quality developments and this will be no different, in a market starved of high quality office space.”
The site benefits from planning permission for five purpose-built office blocks, two of which have now been completed and occupied. The third is currently under construction and will be available for occupation from spring 2016. The property is available to let in its entirety or on a floor-by-floor basis. The property will also be offered for sale – an attractive proposition for potential owner-occupiers.
Stuart Waite, associate director at Innes England, is marketing the scheme jointly with Milner Commercial. He said: “This is an exciting development for Derby. There is a renewed confidence in the market and this site is ideally located on the south side of the city, at the entrance to Infinity Park, with excellent transport links via the nearby A50 and within close proximity of East Midlands Airport.”
Peter Milner at Milner Commercial added: “This is a real statement of intent by our client and is reflective of their commitment to the city. The offices will provide high quality accommodation and we welcome discussions with interested parties.”
