Grade A Lugano office available for first time

A prestigious office at the Lakeview Campus in Sherwood Park is to become available for the first time to purchase or let.

Innes England and NG Chartered Surveyors have been instructed by Highbridge Properties to seek an occupier for the prominent 24,000 sq ft Lugano building with its lakeside frontage.

Craig Straw, director at Innes England’s Nottingham office, said: “Lugano presents a unique opportunity to acquire one of the largest detached Grade A offices available on the M1 corridor, which is currently the most active geographic area of the East Midland’s regional office market.

“The popularity of Sherwood Park as a business location is evident. We currently have four deals under offer elsewhere on the business park and an impressive line-up of existing business including DHL, BSkyB, E.ON and Pendragon.

“The mature parkland landscape, open spaces and lakeside setting of the Lakeview Campus offer ever changing scenery for occupiers and staff, providing an excellent working environment.”

Lugano is part of the high-profile Lakeview Campus scheme by developer Highbridge Properties. It is a major office development of five individual self-contained purpose office buildings offering 90,000 sq ft of accommodation in total.

Jonathon Seddon of NG added, “I would echo Craig’s sentiment; the Lakeview Campus is a superb development with Lugano offering a unique opportunity for an occupier to secure a prestigious, standalone HQ office building.  One of the key attractions of Sherwood Park is that it is outside of the notorious and unpopular Parking Levy Zone, which is just as well as Lugano offers one of the most generous parking provisions in the region.  It has 112 car parking spaces, and for those companies that need more, Highbridge can offer additional parking close by.”

Garry Ward, director at Highbridge Properties said: “We have worked with Innes England and NG Chartered Surveyors on the H2O and Lakeview Campus Sherwood Park schemes since we commenced development in 2006. Our partnership has resulted in an impressive level of disposals, including the pre-let of Titan House and the pre-let and subsequent investment sale of the Prolog building. With the top quality finishes and on-site facilities, I am confident that Lugano offers a unique opportunity to build a successful base for a modern business.”

Sherwood Park has been chosen by a wide range of well-known companies including L’Oreal, Dell and Rolls Royce. Its strategic location, on the north western edge of Nottingham, provides excellent road links and access to principle public transport hubs including East Midlands Airport and the proposed HS2 rail network, providing easy access to the East Midlands region and beyond.
