£1.4m revamp revealed to address Grade A office shortage in Notts

Following an extensive refurbishment, high-quality offices in Nottinghamshire have come to the market with commercial property agency Innes England.

The available space has received interest from many businesses, including Kuehne + Nagel, which has recently taken a ten-year lease.

The offices, located on the sought-after Ruddington Fields Business Park, both offer great space and facilities.

A new 5,700 sq. ft. ground floor suite is available to let in Ergo House (coupled with circa 5,000 sq. ft. of existing quality space), after the block underwent a £1.4m refurbishment. Another existing prominent office space – offering an additional 5,500 sq. ft. – in the adjacent Innovation House will also soon be available to let following further renovation.

Ergo House was originally home to computer manufacturing company Ergo Computing, which built the two-storey secure office facility in 2004.

Neil Bellamy, one of the founding directors, said: “The buildings were developed initially to the highest possible specification – meaning the recent refurbishment ensured all aspects of the facility met the Grade A specification.

“For example, the air conditioning, LED lighting, door access control and camera security are all electronically-controlled and can be accessed simply using a secure app on the tenant’s mobile phone.

“The building is also right next to Rushcliffe Country Park so it creates a very nice working environment, something I particularly enjoyed while I was based there. We wanted to create high quality office spaces that would last a long time for dynamic companies which are growing.”

Ergo Computing still operates its sales office in the building and over the last 12 months the landlord has created three extra suites in response to the lack of Grade A office accommodation on the Nottinghamshire market.

Swiss logistics giant Kuehne + Nagel is the latest tenant to move into Ergo House after taking out a ten-year lease on a 3,500 sq. ft. first floor unit. The other suites are occupied by specialist will-writing firm The Will Writing Company Ltd and software business Ideagen PLC.

The lettings are being managed by Laura Jardine, of commercial property consultancy Innes England. She said: “Kuehne + Nagel is an exciting new addition to Ergo House, which has provided space for the company to grow.

“The refurbishment has been completed to a very high standard and offers modern office accommodation in a fantastic location. It also provides excellent transport links, which is great for the company’s staff members.

“The lack of high quality, Grade A office space within Nottinghamshire is well-documented so the accommodation at both Ergo House and Innovation House are very attractive to potential occupiers.”

Both offices have strong transport connections, with a regular bus service running through Ruddington Fields Business Park, which is located about seven miles south of Nottingham city centre.
