Constructed on a long term redundant industrial complex, Access 26 occupies a 35 acre plot and has been developed with a range of industrial and retail premises occupied by KFC, Lidl, Warburtons and 3663, among others. The speculatively built Langley 255 is one of the largest ‘big sheds’ in the region.
Having agreed construction and lease of a new £2m purpose-built premises in Thurmaston, Arriva approached Innes England to monitor the works to protect the company’s interests. Innes England was involved on several levels – from reviewing the specification and drawings for the works to identifying issues that contravened design and specification proposals. We also ensured that all works and processes were compliant with statutory and regulatory requirements, liaising with Building Control frequently and resolving all arising matters. By documenting inherent building defects and formalising these by way of agreement, we were able to limit Arriva’s repairing liabilities.
Aviva Life and Pensions owns a property portfolio in the centre of Derby, including a large multi-tenanted office complex. As well as managing the site, Innes England was appointed to provide advice, inspections and reports to ensure legal compliance, and that the client’s interests were protected in the event of dilapidations claims.
Costa Limited, part of the Whitbread Group, operates over 1,300 coffee shops across the UK and more than 600 internationally. In addition to Costa-owned shops, the brand has become a well-established corporate and individual franchise opportunity with over 180 franchise stores nationwide. Innes England acts for two franchisees with contracted territories across the East Midlands. The franchisees are actively acquiring and they have nine outlets with several more openings due in the near future. We are currently working with them to look at many other potential store locations across the East Midlands.
