M1 site near airport set to get the Point

Innes England has been jointly appointed to market a new scheme alongside the M1 near East Midlands Airport.

The scheme, which will be known as EM Point, is a venture between Litton Property Group and Moto and is set to transform a 3.9-acre site at junction 23a of the motorway.

The site is being marketed as a "bespoke design and build opportunity" and could include Grade A self-contained office space, a showroom, an 80-bedroom hotel or some 40,000 sq ft of industrial space.

Richard Squire, development director at Litton Property Group, said: "We are excited to be bringing forward plans for contemporary designs that will be seen by all traffic on the M1 and most traffic approaching the airport.

"Positive consultation is progressing with North West Leicestershire District Council and the Leicester and Leicestershire Enterprise Partnership."

EM Point is available for immediate development and is being marketed by Innes England and joint agent Cushman and Wakefield.

Nick Hosking, director at Innes England, said: "This is a rare opportunity for a range of different businesses to take advantage of a site that benefits from huge visibility and accessibility thanks to its location near to the motorway and airport."

Mark Franks, estate manager at Moto Hospitality, said the firm believed the site "offers tremendous scope for a bespoke development that will have superb communication links and offer the ability to provide unique designs".

The development could see up to 300 people working at the site depending on the businesses that locate there.

Law firm Irwin Mitchell advised Litton Property Group on the deal.
