PRESTIGIOUS OFFICE DEVELOPMENT PLANNED FOR FRIAR GATE, DERBY A new development in Friar Gate will re-establish this historic quarter of the City as Derby’s premier location for business and living. Developers Lowbridge (Derby) Ltd are leading plans to bring a high quality, contemporary development to the currently derelict site, between Friar Gate and Agard Street, in a prominent corner location fronting the soon to be improved Inner Ring Road. |

The developers will also provide a pedestrian link to the historic listed Friar Gate Railway Bridge which could now be brought back into use as new public realm. The derelict bridge has become run down since the 1960’s and affords spectacular views of the conservation area. Friar Gate Square will be of real benefit to the wider community as part of a new green link to the City Centre for both pedestrians and cyclists. As yet there is no occupier for the building, although Lowbridge (Derby) Ltd has offered this building to Derby City Council in response to its recently launched tender for a new office building and hopes the Council will remain a major occupier within this western quarter of the City Centre, as a move away would represent a major degeneration of this area. Subject to planning approval, the developers intend to commence construction in 2010 with the buildings being ready for occupation by early 2012. Friar Gate has historically been at the heart of the City Centre office market and remains an attractive and accessible location for occupiers. “Unfortunately the area hasn’t seen any new office development for many years and the provision of a new Grade A office scheme would certainly fill a real gap in the market.
